Could the housing shortage finally see some breathing room and relief in sight? Pinellas and Pasco Counties both had increases in the number of months supply of inventory in June (16% and 8% respectively, year over year). Pinellas County still shows the highest average sales price at $344,571 in June, 5% higher than last year. Pasco County’s average June sales price is about $107,000 less than Pinellas County’s at $237,289 with an 8% increase from last year.
Overall, Pinellas, Hillsborough, and Pasco Counties saw between a 5% to 8% increase in average sales price since June 2017, on track with current market trends. After listing a home for sale on the Multiple Listing Service (MLS), homeowners went under contract within 3-4 weeks and closed on the sale in 3.5 months, receiving about 97.5% of their asking price (median values).
